2.Preplanning
Conclude the essential parts of the planning task
3.Design planning
Outline the final solution of the plan task
4.Approval planning
Final architect and engineering plans and official documentation for construction approval
5.Detail planning
Work detail and execution plans scale 1:50 and bigger where required
6.Tender preparation
BoQ, Bill of quantities and performance tables
7.Award coordination
Tender evaluation, price tables, price negotiations, contract coordination
8.Construction supervision
Work schedules, project management and controlling
9.Quality assurance
Quality coordination, analysis, solution, corrections
It is practical to group phases into 3 working groups and award contracts by group.

1.1.Site inspection, interviews, principal's requirements
1.2.Concept and space layout drafts
1.3.Final design plan
1.4.Project realisation application for government approval (certified architect and engineering plans, chanot, company registration documents, official application forms)
2.SELECTION & APPROVALS
2.1.Working and detail drawings
2.2.Revision of drawings for minor / partial changes
2.3.Material and construction specifications
2.4.BOQ (Bill of quantities) and tender documentation
2.5.Tender evaluation, price negotiations, pre-selection
3.CONSTRUCTION & REALISATION
3.1.Work schedule and planning
3.2.Mobilizing work taskforce
3.3.Material selection and approval with project owner
3.4.Qualified engineer site supervision and co-ordination
3.5.Inspection of material quality and completed design execution
3.6.Project handover
